USDA Loans Available Again 
 
USDA loans are available once again after the program had been temporarily suspended for several months.  The USDA Housing Program allows 100% financing in cities classified as "rural."  Some of the cities in Arizona that have access to this program are Queen Creek, San Tan, Buckeye, Maricopa (the city), Payson, Prescott Valley,  Kingman and parts of Anthem to name a few.  A family of 1-4 can make up to $75,750 and a family of 5-8 can make up to $100,000 and still qualify.  USDA offers 100% financing, no monthly mortgage insurance, and competitive interest rates.  There is a 3.5% "USDA guarantee fee" that is added to the borrowers loan amount.  The seller can contribute up to 6% of sales price towards the buyers closing costs and prepaids.  To view a map of eligible areas for the state you can go to http://eligibility.sc.egov.usda.gov/eligibility/welcomeAction.do
